Real estate is where West Butte began, and development remains the core of our business. We build and acquire property patiently, finance it sensibly, and hold for the long run — treating land and buildings the way we treat any business: bought well, owned for years, and never sold on somebody else’s schedule.

Our work spans the full life of a project — from land and entitlement through construction, lease-up, and long-term ownership. We focus on the geographies and asset types we know best, and on situations where careful execution and patient capital, not market timing, is what creates the value. Each project is underwritten on its own economics and financed conservatively.

We buy shares of high-quality public companies when they trade below our estimate of intrinsic value. Positions are concentrated and sized with conviction, and we hold for years rather than quarters.

Our public portfolio is small and deliberate. Rather than diversify for its own sake, we own a handful of businesses we understand deeply and would be comfortable holding through any market. We don’t try to time markets or trade around news — when prices are attractive we buy, when nothing is compelling we wait.

We acquire private businesses, often outright, and hold them for the long term. As owners we back management, provide capital for growth, and help set strategy — free from the pressure of quarterly markets.

We look for durable businesses with strong economics, honest operators, and a clear runway to compound value over many years. Size is less important than quality — we would rather own an excellent smaller business at a fair price than a larger one on stretched terms. When we buy, we intend to hold. Permanent capital lets us plan and invest on a timeline most owners cannot.

Because we take large positions and build close relationships with management, we are sometimes called active investors, and on occasion we join a board. For us, involvement is a means to good ownership, not an end in itself.

In practice this usually means long conversations with management, a close reading of what a business is trying to do, and support — capital, counsel, or patience — when it helps. We are not activists in the campaign sense; we do not agitate for short-term financial engineering or headline-grabbing changes. When a company is well run, our best contribution is often simply to hold, and let compounding do its work.
